A European family office wanted to enter the US short-term rental market with a target portfolio of three luxury units in Miami Beach. The mandate was clear: above 15% gross yield, professional management and a clean exit path within 5 years.

We mapped 47 candidate properties across South Beach, Mid Beach and Sunny Isles. Deep due diligence on permits, HOA restrictions and historical rental data narrowed the shortlist to 9. Three were selected and acquired with an average 8% discount through structured offers.

A property management partner was selected via competitive RFP and incentivized on net yield rather than gross revenue. Pricing was dynamic, segmented by season and platform mix (Airbnb, Vrbo, direct).

In year one the portfolio delivered 18.5% gross yield, 82% average occupancy and 11% capital appreciation. The family office is now expanding to a 6-unit portfolio across Miami and Fort Lauderdale.
