Lima is one of the least-narrated Latin American real estate markets to Italian and European investors — not for lack of opportunities, but for lack of reliable information in Italian. Here is what you really need to know.
The zones that matter. Miraflores and San Isidro remain the premium areas with the most stable demand (expats, high-income local professionals) and the most predictable rental yields, typically in the 5-7% gross annual range. Barranco is the emerging area with the highest appreciation potential in coming years, driven by tourism and new gastronomic/cultural offerings — more risk, but entry prices still accessible compared to Miraflores.
Who can buy. Foreigners can purchase property in Peru without particular restrictions (unlike other Latin American countries), with the exception of border zones for national security reasons — not relevant for the city of Lima. No residency or citizenship required.
The practical process. Obtain a local identification number (Carnet de Extranjería or, more simply, operate with passport for the notarial deed), property verification (Registros Públicos), notarial deed, registration. With a good notary and local lawyer, the process typically closes in 4-8 weeks.
The risk not to underestimate: remote management. The most common problem for foreign investors is not the purchase — it is the post-purchase management. Rentals, maintenance, tenant relationships handled remotely without a reliable local partner is the most frequent cause of actual returns lower than expectations.
Taxation for non-residents. Rental income for non-residents is subject to a 5% withholding on declared net income — the treatment in one's own country of tax residence should also be verified to avoid double taxation.
FAQ. Is short-term or long-term rental better in Lima? Unlike European tourist destinations, in Lima long-term rental to professionals/expats is generally more stable and less exposed to seasonality than short-term tourist rental. Is a local company needed to buy? Not mandatory for a single property, but it becomes tax-useful if targeting a portfolio of multiple units.
